Why It Matters

Why Professional Water Heater Repair Matters

A water heater is a pressurized vessel filled with scalding water, connected to either gas piping with exhaust venting or high voltage electrical wiring. DIY repairs cause gas leaks, carbon monoxide exposure, electrical shock, scalding burns, and catastrophic tank failure.

Licensed plumbers diagnose accurately the first time, use the correct replacement parts, test every connection for safety, and know when repair makes sense versus when replacement is the honest recommendation.

Expert Answers

Water Heater Repair FAQs

Common water heater repair questions answered by our licensed plumbing experts serving Whatcom and Skagit Counties.

01

How much does a water heater repair cost?

Most repairs run $150 to $500 depending on the part and labor involved. A thermocouple or element swap is on the lower end. A gas valve or tankless control board runs higher. We always quote upfront before starting.

02

Should I repair or replace my water heater?

If the unit is under 10 years old and the issue is a thermostat, element, thermocouple, anode rod, or valve, repair almost always makes sense. If the tank itself is leaking, the unit is over 12, or you face repeated failures, replacement is the better investment.

03

Why won't my gas water heater stay lit?

The most common cause is a failed thermocouple, the safety sensor that confirms the pilot is lit. When it fails the gas valve shuts off as a safety measure. We replace thermocouples same day on most units.

04

Why is my electric water heater not heating?

Usually a tripped breaker, a tripped high limit switch, or a burned out upper heating element. We test the electrical, reset or replace the failed component, and verify full operation before leaving.

05

Can you repair a tankless water heater?

Yes. We diagnose and repair all tankless brands including error code reading, flow sensor cleaning, heat exchanger descaling, ignition board troubleshooting, and venting verification.

06

Why does my water heater pop and rumble?

Sediment collects on the tank bottom over time. When the burner fires or elements heat, water trapped under the sediment creates steam bubbles that pop. A full tank flush removes the sediment and stops the noise.

07

Why does my hot water smell bad?

Bacteria in the tank react with a deteriorating magnesium anode rod, producing hydrogen sulfide gas. Replacing the anode rod with aluminum or powered zinc eliminates the odor. Flushing the tank helps as well.

08

Is a leaking water heater an emergency?

It depends on the source. A dripping T&P valve or loose fitting can often be repaired. A leak from the tank bottom usually means internal corrosion and the unit should be shut off and replaced before it ruptures.

09

What areas do you serve?

We repair water heaters across all of Whatcom and Skagit Counties including Bellingham, Mount Vernon, Anacortes, Burlington, Sedro Woolley, Ferndale, Lynden, and surrounding areas.
