Most Common Water Heater Problems We Fix
Your water heater works harder than almost any appliance in your home, running every day to deliver hot water to showers, sinks, dishwashers, and laundry. Here are the four most common problems we solve across the region.
Our trucks carry thermostats, heating elements, thermocouples, anode rods, pressure relief valves, and supply lines so most water heater repairs are completed in a single visit without a return trip.
No Hot Water
Dead pilot light, failed thermocouple, burned heating element, or tripped breaker. We diagnose the exact cause and restore hot water fast.
Fix It →Leaking Water Heater
Corroded tank, failed T&P valve, loose supply fittings, or cracked drain valve. We determine if it's repairable or needs full replacement.
Stop Leak →Lukewarm or Inconsistent
Failing heating element, sediment buildup, undersized unit, or thermostat drift. We diagnose the cause and restore full temperature.
Diagnose →Strange Noises or Odor
Popping, rumbling, or rotten egg smell from sediment, a depleted anode rod, or bacteria in the tank. We flush, replace parts, and resolve it.

Why Professional Water Heater Service Matters
A water heater combines pressurized water, high heat, gas piping or high voltage electricity, and exhaust venting into a single appliance. Improper installation causes gas leaks, carbon monoxide poisoning, tank explosions from failed pressure relief, electrical fires, and catastrophic flooding when a corroded tank ruptures.
Licensed plumbers ensure every gas connection is leak tested, every vent is properly drafted, every expansion tank is installed to code, every electrical connection is safe, and every unit is strapped and secured, protecting your family from the dangers that shortcuts and unlicensed installs create.
Safety First
Gas, venting, and electrical done right
Flood Prevention
Proper pans, valves, and connections
Code Compliance
Permits, straps, and expansion tanks
Water Heater FAQs
Common water heater questions answered by our licensed plumbing experts serving Whatcom and Skagit Counties.
How much does a water heater replacement cost?
A standard 50 gallon tank water heater replacement typically runs $1,200 to $2,500 including the unit, labor, disposal, and code updates. Tankless installs range from $3,000 to $5,500 depending on gas line sizing and venting requirements. We always quote upfront before starting.
How long does a water heater last?
Tank water heaters typically last 8 to 12 years. Tankless units can last 15 to 20 years with proper maintenance. Hard water, lack of flushing, and a depleted anode rod shorten lifespan significantly. Annual maintenance extends the life of any unit.
Should I repair or replace my water heater?
If your water heater is over 10 years old, leaking from the tank itself, requiring frequent repairs, or producing rusty water, replacement is usually more cost effective. We'll give you an honest recommendation based on the unit's age, condition, and repair cost.
Is a tankless water heater worth it?
Tankless units cost more upfront but provide unlimited hot water on demand, use 20 to 30 percent less energy, last nearly twice as long, and take up far less space. For most homes, they pay for themselves in energy savings within 5 to 7 years.
What is an expansion tank and do I need one?
An expansion tank absorbs pressure spikes caused by thermal expansion when water heats up. Washington state code requires one on most installations with a closed plumbing system (check valve or pressure reducing valve). We install them to code on every job.
Why does my water heater make popping noises?
Popping or rumbling sounds are caused by sediment buildup on the bottom of the tank. As water heats beneath the sediment layer, it creates steam bubbles that pop. Flushing the tank removes the sediment and quiets the unit.
Why does my hot water smell like rotten eggs?
The rotten egg smell is caused by bacteria reacting with a deteriorating magnesium anode rod inside the tank. Replacing the anode rod with an aluminum or powered anode eliminates the odor. Flushing the tank also helps.
Can you convert my tank to a tankless system?
Yes. We handle full conversions from tank to tankless including gas line upsizing (if needed), new venting, condensate drain routing, supply and return plumbing, old tank removal, and system commissioning.
What areas do you serve for water heater service?
We repair, replace, and install water heaters across all of Whatcom and Skagit Counties including Bellingham, Mount Vernon, Anacortes, Burlington, Sedro Woolley, Ferndale, Lynden, and surrounding areas.
